First come, first serve!
Those wishing to arrange rental in the future MUST agree to pay a weekly or monthly "hold" fee at the discretion of owner (me), otherwise the home will be listed as "available" until an
initial deposits are paid (and cleared), and agreement is signed.
Payment due:
Rent will be due (in advance) BEFORE the first day of residency.
All lease renewals must be prepaid.
Late payments will NOT be tolerated and will be considered breach of contract.
Additional good tenant discounts may be offered at owner's discretion. : )
One-time fees (paid before move-in):
Non-refundable fee for cleaning/wear-n-tear: $500 (negotiable if you have the house professionally cleaned upon departure)
Damage deposit (refundable at owner's discretion after move-out): $2500
Have pets?
I prefer tenants without pets.
Non-refundable pet surcharge: $2500, + $500 per additional animal (not negotiable, due to experiences in past)
Caged pets like hamsters, birds are OK for small, negotiable fee.
Mandatory utilities (~$420-$560/mo, depending on season)

Recycling:
Recyclops pickup every 2 weeks (CLEAN recyclables only!)
Landlord may occasionally remove clean recyclables for free.
Tenants are encouraged to consider biodegradable packaging when shopping.
Tenants are encourage to drop off aluminum cans at nearby Humane Society dropoff.
Optional services:
Live network TV streaming (SlingTV, PrimeTV, etc.)
Premium TV channels and/or sports channels
Satellite TV is also an option, though expensive and discouraged ($100+/mo with possible equipment fees)
Landline phone (House has cordless phone devices that can be used.)
Limited higher-speed Internet options... available but generally pricey
Policies:
Owner (or designated person) reserves the right to visit the property at any time, though I'll do my best to phone you in advance.
You are required to keep the house tidy and clean.
Summer residents will be required to perform basic outdoor plant maintenance (occasional watering, removal of large weeds)
Any redecorating or moving of major furniture must be approved by owner.
Use of candles is prohibited, for safety.
USPS mailbox up on street must be checked regularly.
